Establish the project route before fixing the design

The same timber building may be treated differently depending on where it sits, how it is used and whether it is ancillary, leisure, commercial or residential.

Early questions

What needs to be understood first

We do not present planning as a one-size-fits-all answer. Early feasibility identifies what information and professional input the project is likely to need.

01

Intended use

Garden room, family annexe, holiday accommodation, commercial use or permanent dwelling.

02

Site context

Boundaries, listed status, conservation or protected land, access and relationship to other buildings.

03

Building form

Footprint, height, roof, services, mobility, foundations and the degree of permanence.

04

Approval route

Planning, lawful development, Building Regulations and consultant requirements where applicable.

Responsibility by discipline

A coordinated team, with no blurred promises

Initial site survey & feasibility

A practical first commitment — not a speculative quotation

For £500 including VAT, we visit the site, review the intended use and key constraints, and set out the most practical next design and delivery step. The fee is credited against the build contract when signed within 60 days.

Unclear about planning?

Start with the use and the site. We’ll help identify the right questions.

Share the location, intended use, approximate size and preferred timing. We will come back with the most practical next step.
